One of the most popular options for a standard, paper-based house survey is the Home Survey Level 2, also known as a Homebuyer Report. This type of survey is well-suited for conventional properties—such as houses, flats, or bungalows—that are built with common materials and appear to be in generally good condition. It provides useful information and advice on the property’s construction, overall condition, and any necessary repairs.
The report uses a simple traffic light rating system to highlight the condition of key areas of the property—like the windows, roof, electrical system, and exterior—making it easy to understand at a glance.

A Level 2 House Survey (also known as a Home Survey Level 2) is a detailed report carried out by a qualified surveyor following a physical inspection of the property. It offers a more in-depth look at the condition of the property compared to a basic valuation. The survey is designed to help you make an informed decision about whether to proceed with the purchase, highlight any necessary repairs or replacements, and advise you on whether further investigations are needed before you commit.
The surveyor will examine both the interior and exterior of the main building, as well as any permanent outbuildings. They will inspect all areas that are safely and physically accessible but won’t lift fitted carpets, floor coverings, or floorboards as part of the survey.
This survey is best suited for conventional properties that are in a reasonable condition and haven’t been significantly extended or altered. It’s typically recommended for homes built in the last 130 years using common construction methods and materials.
If the survey identifies major issues or costly repairs, it doesn’t necessarily mean you shouldn’t go ahead with the purchase. However, the report gives you the opportunity to renegotiate the price. If the seller is unwilling to fix the problems, you may ask for a price reduction to reflect the cost of repairs—allowing you to address them yourself, using contractors you choose.
